Florida home care
A calendar for the seasons your home actually has.
South Florida homes face salt air, humidity, an air conditioner that works year-round and hurricane season. Here is how a year of care follows them.
Before hurricane season
Spring, before June 1
- Inventory and label shutter panels and hardware; lubricate tracks and wing nuts
- Check weatherstripping and latches on windows and doors
- Clear gutters and downspouts
- Note loose items outside, and trees touching the roof
- Photograph the home's condition for your records
Through the summer
June to November
- Air-conditioner drain pan and condensate line checked at every visit
- Humidity and early signs of mold watched in bathrooms and closets
- Air filters changed on schedule, because the air conditioner runs nearly all year
- Shutter set-up and put-away around storm watches
- Post-storm look-over, reported with photos
Termite and pest watch
Spring, when swarms are most common
- Discarded wings, droppings, mud tubes and hollow-sounding wood noted and photographed
- Reported to you for professional treatment; we don't apply pest treatments
Year-round
Every visit
- Smoke and CO alarms tested; replaced ten years after manufacture
- Dryer vent cleared of lint, because blocked vents are a leading fire cause
- Salt-air corrosion checked on hinges, hose bibs and fasteners
- Irrigation timers set for your county's watering days and hours
